Please review before subscribing to First Coast Property Support.

1. Service Description

First Coast Property Support provides a subscription-based vacation rental property directory for the State of Florida. Data is organized by ZIP code and available in two tiers — Bronze and Gold — each providing different levels of property detail. Data is available via monthly subscription, annual subscription (with portal access), or one-time CSV export.

2. Data Sources & Accuracy

Our property data is compiled from publicly available sources including:

  • Florida Department of Business and Professional Regulation (DBPR) license records
  • Public vacation rental platform listings
  • Public business registrations and county records

Data is refreshed on a weekly basis. While we make every reasonable effort to ensure accuracy, the nature of public records means that:

  • Property information may change between refresh cycles
  • Owners may request removal of their information from public records, which will subsequently be reflected in our database
  • Contact information such as phone numbers may become outdated as records change
  • Listing URLs may become inactive if property owners remove or modify their platform listings

We do not guarantee that every property record will contain complete information at all times. Data completeness varies by property and is dependent on what is available in public records.

3. Pricing & Purchases

Monthly and annual subscriptions are priced per ZIP code based on the selected tier. Annual subscriptions waive setup fees. One-time purchases are sold as point-in-time CSV exports by ZIP code and tier. Pricing is the same regardless of the number of properties or data completeness within a given ZIP code. ZIP codes vary in size and density; the purchase price reflects access to the selected data tier, not a guarantee of a specific number of records.

4. Refund Policy

Subscriptions and one-time exports are non-refundable. By purchasing, you acknowledge that:

  • Data availability and completeness will vary by ZIP code
  • The number of properties per ZIP code is not guaranteed
  • Some properties may have incomplete fields (e.g., a property without a phone number on file) depending on public record availability
  • One-time CSV exports are delivered as a snapshot of the data available at the time of fulfillment

One-time purchases do not include portal access or future data updates unless separately purchased. Monthly and annual subscriptions include ongoing portal access until cancelled or expired.

5. One-Time Export Delivery

One-time CSV exports are normally delivered by email shortly after successful payment. If automated delivery fails, we may manually fulfill the order using the email address provided at checkout.

6. Data Quality Credits

We are committed to data quality. If you identify verifiably incorrect data in your subscription, you may flag the record for review. Credits may be issued at our discretion for:

  • Invalid phone numbers — wrong digit count, disconnected numbers, or numbers belonging to unrelated parties
  • Broken listing URLs — links that return 404 errors or point to unrelated properties
  • Invalid addresses — addresses that do not exist or are clearly incorrect
  • Duplicate records — the same property appearing more than once

Credits are not issued for:

  • Missing data fields (e.g., a property without a phone number on file)
  • Properties removed from public records between refresh cycles
  • Variations in ZIP code size or property count
  • Data that was accurate at time of delivery but subsequently changed

Flagged records will be reviewed and corrected or removed within one weekly refresh cycle. Credits, when issued, will be applied to the next billing cycle.

7. Data Removal

Property owners who wish to have their information removed from our directory may submit a removal request to hello@firstcoastpropertysupport.com. Removed properties will be excluded from all subscriber data within one refresh cycle.

8. Acceptable Use

Subscribers may use the data for legitimate business purposes related to providing services to vacation rental properties. Data may not be:

  • Resold or redistributed to third parties
  • Used for spam, harassment, or any illegal purpose
  • Scraped or bulk-exported for use outside the subscription

9. Modifications

We reserve the right to modify these terms at any time. Continued use of the service after modifications constitutes acceptance of the updated terms. Subscribers will be notified of material changes via email.
