📊 About the Data

Where does the data come from?

All property data is sourced from Florida public records — specifically the Department of Business and Professional Regulation (DBPR) vacation rental license database, Sunbiz corporate filings, and county property appraiser records. We cross-reference multiple sources to verify accuracy.

How many properties do you track?

We currently track 69,000+ licensed vacation rental properties across 300+ ZIP codes in Florida. This includes single-family homes, condos, townhouses, villas, and multi-family units.

How often is the data updated?

Property data (addresses, owners, licenses) is refreshed weekly. Checkout calendars are updated daily from Airbnb, VRBO, Booking.com, and Evolve. New licenses from DBPR are added as they're published.

What platforms do you track calendars from?

We monitor checkout dates from Airbnb, VRBO, Booking.com, and Evolve. These cover the vast majority of vacation rental listings in Florida. We're continually expanding platform coverage.

How accurate is the data?

Very. Property data is sourced from DBPR license records. Business information is cross-referenced with Sunbiz and county records. That said, vacation rental management changes frequently — we update weekly to stay current. If you spot an error, let us know and we'll correct it.

💰 Pricing & Billing

Is there a free trial?

We offer a free sample for any ZIP code — you can see exactly what the data looks like before paying anything. Just ask and we'll send it over.

How does per-ZIP pricing work?

You subscribe to individual ZIP codes. Each ZIP is a separate monthly subscription. Add or remove ZIPs anytime — you only pay for the areas you actually serve. Most cleaners start with 1-3 ZIPs covering their immediate service area.

Can I cancel anytime?

Yes. No long-term contracts, no cancellation fees. Cancel any ZIP subscription whenever you want. Your access continues through the end of your billing period.

Can I upgrade or downgrade my tier?

Yes. Bronze and Gold contain different data. When you change tiers, your current subscription runs until the end of your billing cycle (you keep access). Your new tier starts fresh on a new billing cycle from the day you switch.

Are there bulk discounts?

Subscribing to 5+ ZIP codes? Email us at hello@firstcoastpropertysupport.com for custom pricing. We're happy to work with larger cleaning operations.

What payment methods do you accept?

We accept all major credit and debit cards through Stripe. All payments are processed securely — we never see or store your card information. Stripe handles everything.

💻 Using the Portal

How do I access my data?

After subscribing, you'll receive login credentials for our Client Portal. It's a web-based dashboard where you can search, filter, sort, and export your property data. No software to install.

Can I export the data?

CSV export is available on Gold tier monthly subscriptions and all one-time purchases. Download your data and import it into your CRM, spreadsheet, routing software, or whatever tools you use. Export includes all data available at your tier level.

What's the difference between the two tiers?

Bronze ($49/mo or $99 one-time): Every licensed vacation rental in your ZIP — addresses, types, bedrooms, DBPR license, phone numbers and contact names where available. Your complete cold call list.

Gold ($199/mo or $299 one-time): Everything in Bronze + direct listing URLs (Airbnb, VRBO, Booking), checkout calendars where available, and multi-property PM flags. Know when guests leave and call the day before checkout.

Gold includes all Bronze data. Volume discounts available at 2+ ZIPs.

Can I share my login with my team?

Your subscription covers your business. Sharing access with team members within the same company is fine. Reselling or redistributing the data to third parties is not permitted per our Terms of Service.

⚖️ Compliance & Legal

Is this data legal to use?

Yes. All data is sourced from publicly available government records — DBPR, Sunbiz, county property appraisers, and public listing platforms. This is the same information anyone can access through public records requests. We simply organize and present it in a useful format.

Do you scrape people's personal information?

No. We collect business information from public sources — business names, registered agents, and contact information filed with the state. We do not collect private personal data, social media profiles, or any non-public information.

Can property owners request removal?

Since our data comes from public government records, it's publicly available regardless. However, if a property owner contacts us with concerns, we're happy to discuss their situation. Email hello@firstcoastpropertysupport.com.
